What if Dubai isn’t a bubble… but simply one step ahead?

As soon as we stepped off the plane, Dubai’s dry heat surrounded us. The energy of the city was immediately palpable: soaring skyscrapers, a relentless pace and seemingly limitless ambition. From the very first moments, it became clear that Dubai is not simply a destination, but a true experience. For us, as real estate professionals from Luxembourg, this trip was much more than a visit – it was an opportunity to immerse ourselves in a real estate market recognised worldwide for its vision and bold approach.
We had the privilege of being welcomed by Aston Premium Real Estate, one of Dubai’s established real estate agencies. Its director, Safura Abasniya, welcomed us to their modern offices, where efficiency and attention to detail could be felt throughout. She introduced us to her team’s philosophy, explained how they operate in an environment where everything moves at remarkable speed, and shared an insightful overview of the local real estate market through some key figures. The market’s dynamism, the diversity of its investors and the speed at which transactions take place are impressive.
One of the highlights of our stay was our visit to the EMAAR showroom, one of the UAE’s leading property developers. We were fascinated by the number of visitors passing through throughout the day. Every model and every future development attracted attention. There was a constant flow of clients coming to discover new projects, invest and turn their ambitions into reality.
On an ordinary working day, there were more visitors than we would typically see during four days at a real estate exhibition in Luxembourg. The contrast speaks for itself: Dubai’s real estate market is not simply driven by the idea of a bubble, but by genuine international interest and strong confidence in its future.

We then discovered another major player in the sector, private developer IMTIAZ Developments. Its showroom featured both architectural models and completed apartments, showcasing the quality of its finishes and expertise. Once again, there was a steady flow of visitors, many of whom appeared ready to invest without hesitation. The decision-making process seemed more spontaneous, supported by an environment where speed and streamlined procedures encourage buyers to take action.
The day concluded with an inspiring dinner with the director of Aston Premium Real Estate. Together, we discussed their vision for the Dubai real estate market, their values, innovations and the many opportunities emerging across the sector. This professional and personal exchange was one of the highlights of our trip and reflected an approach built on transparency, trust and ambition.
Several aspects particularly caught our attention. In Dubai, transparency plays a central role: a public platform allows anyone to consult the transaction history of a property. Buyers can track the evolution of actual selling prices, creating a valuable level of transparency and confidence in the market.
Furthermore, it is not unusual for a real estate development to attract significant demand before construction has even begun, with some apartments changing hands several times during the construction phase thanks to flexible financing and payment options.
